The development at 140 William Street, Perth commenced in July 2007 and was completed in 2010. This iconic development will revitalise and activate this landmark site in Perth’s CBD and provide a benchmark for both economically and environmentally sustainable development in Wester Australia.

The WA State Government has committed to approximately 23, 000 square meters with the balance expected to be leased to a mixture of government and private tenants.

The development has been designed to be sensitive and responsive to its heritage surrounds with the refurbishment of the Wellington Street buildings along with the restoration pf the Mitchell façade on William Street.

Using the heritage buildings to establish a strong streetscape and ground plane along with a permeable design approach, the retail component of the development will capitalise on the significant pedestrian flows that emanate from the new underground station and passing pedestrian traffic from Forrest Place and Murray St Mall.

In designing the commercial component of the building, the ESD performance was paramount. Rather than relying on building technology to enhance the environmental capability the building has been carefully orientated and massed so that it is self shading and able to ‘breathe’. Using the self shading techniques and a single glazed façade, the energy performance of One40 William Street is expected to well exceed the 4.5 Star NABERS design rating.

The building has recently been rated by the Green Building Council of Australia and has exceeded our initial expectations by scoring 71 points [5 Star Green Star requires 60 points – 6 Star Green Star requires 75 points]. The project team are now considering striving for a 6 Star As Built Rating.
