Designed by Bates Smart, the $1 Billion commercial project will introduce approximately 64,500 square metres of premium grade office space and create a new icon for Melbourne’s skyline on the corner of Queen and Bourke Streets.
435 Bourke Street will be a significant and pioneering project for the city that responds to a future Melbourne workforce, with sustainability, wellness, connection to nature and productivity emphasised in the building’s design and performance. The development includes multi vertical villages between floors, substantial outdoor terraces, premium end of trip facilities and a dedicated 4 level wellness hub building. Rising to 55 levels, the side core office floor plate configuration includes 360 degree views over Melbourne.
Adopting a high performance design, including unique bundled tower form and closed cavity façade system, the development is targeting:

- Minimum 5 Star Green Star Office Design rating
- WELL Platinum Certification
- End of trip facilities in excess of Green Star and industry standard
