Ethics & Governance

Uncompromising on ethics and governance

As part of Cbus Super, we must meet the requirements of the Australian Prudential Regulation Authority (APRA), the governing regulator of superannuation funds. To this end, the Cbus Property board is continually reviewing its policies and procedures to make sure we achieve compliance and fulfill our obligations as a responsible corporate citizen.

We are a totally independent company with full transparency in everything we do – the interests of our stakeholders are completely protected. Maintaining ethical relationships with architects, designers, builders and suppliers is vitally important to us, as is the ongoing and rigorous scrutiny of the performance, delivery and management of everyone we work alongside.

Cbus Property Pty Ltd is a Corporate Authorised Representative (CAR 1296348) of The Trust Company (Australia) Ltd AFSL 235145 21 000 000 993.  Cbus Property does not provide financial advice.

Sustainability

Building a sustainable tomorrow

Cbus Property is a signatory to the principles of responsible investment, namely our corporate responsibilities, to build a sustainable tomorrow. Our ongoing success is based on the integration of our core values of long-term ownership and sustainable business practices into all our investment decisions. We take our responsibilities as a corporate citizen very seriously. In everything we do, we strive to deliver outcomes that benefit not just our partners, tenants and superannuation fund members, but the community as a whole.

We believe that sustainable business practices create better investments and better returns. Green buildings mean a superior work environment and have also been shown to improve workplace satisfaction and productivity. Cbus Property is committed to progressively improving the sustainability of existing investments and, where appropriate, all new Cbus Property investments will aim to achieve a minimum 5 Star Design and ‘As-Built’ rating under the Green Star system. Not only does our stringent environmental policy benefit the environment and the community, it also makes good financial and economic sense. It is this combination of a strong commitment to partners, tenants and members, commercial success and the realisation of our corporate responsibilities that makes Cbus Property unique.

Excellent results

Delivering financial returns

At Cbus Property, we are focused on delivering consistent and sustainable long-term financial returns on every investment we manage and every development we undertake. Everyone at Cbus Property is committed to delivering the best service and the best results possible for our stakeholders, our partners and, in particular, all Cbus members.

Excellent customer service

Key to success

The key to our success is the relationship we build with our partners, tenants, builders and the people working on our development projects and managed investments. We strive to establish and maintain relationships that are mutually beneficial and we pride ourselves on creating environmentally sustainable workspaces. Our in-house team of professionals proactively manages every stage of an investment, from acquisition stage through to project delivery, leaving a legacy of high-quality developments that consistently provide long-term financial returns without sacrificing our social responsibilities.

Partnerships

Partnerships built on strong foundations

Partnerships built on strong foundations are central to every Cbus Property venture. We partner with co-investors, tenants, builders and our workers. Ongoing, transparent communication and a willingness to exceed our partners’ expectations have enabled us to build and maintain exceptional relationships, whilst achieving optimal returns for all parties. Our ability to understand and respond to our partners’ business needs, both now and in the future, is exemplary.

Builders/Suppliers

Partnerships with builders and suppliers

Premium quality investments rely on high-quality management at every stage. Our team of professionals has a proven track record for establishing and maintaining harmonious relationships with builders and all other suppliers, ensuring that every project is seamlessly delivered. We achieve the best commercial outcome for everyone involved, from our future tenants to the members of the Cbus Superannuation Fund.

In addition, we have developed a Charter of Selection and Conduct Criteria for Consultants and Principal Contractors (the Charter). This guides the Cbus Super and Cbus Property best practice approach. The Charter sets out specific principles and standards of behaviour that promote safety, sustainability and quality within the industry to bring about positive change and ensure appropriate risk-management practices are in place.

Although the Charter primarily addresses standard methods of procurement and delivery, it also seeks to actively encourage innovation and alternative delivery systems.

Co-Investors/Developers

Partnerships with co-investors and developers

Several of our most successful developments have been undertaken in partnership with other developers. The commercial office building, 447 Collins Street in Melbourne, which forms part of the world-class Collins Arch precinct, is just one example. Working alongside our partners, we produce creative financial arrangements and competitive business solutions that benefit both parties and result in world-class sustainable investments.

Tenants/Clients

Partnerships with tenants and clients

We recognise that every business is different, with different structures and different needs. We always work closely with all our tenants and clients, investing time and resources into fully understanding their specific business and accommodation requirements, making sure we meet those exact specifications. We pay particular attention to the environmental sustainability of each design and how they impact on workers, both now and into the future. When a tenant moves in, we operate as a hands-on landlord, working in partnership to meet their ongoing needs.
