Cbus Property takes a holistic approach to sustainability that is integrated within our development and investment strategies. We focus on the most material matters to ensure we value to our business and to our stakeholders — our members, our customers and the community.

Cbus Property occupies an enviable position within the Australian property industry as one of only a select few landlords that actually design and develop all the buildings within their property portfolio.

Our extensive experience and technical expertise ensure buildings are actively developed and managed, in order to operate at their optimum level. The seamless alignment of our resources across our development and management business drives design innovation that delivers best-practice sustainability outcomes.

Cbus Property is responsible for the strategic performance and management of the entire Cbus direct property investment business — with responsible investments across commercial, residential and mixed-use sectors.

In 2018, Cbus Property launched our refreshed sustainability strategy, which has 12 key focus areas grouped into three key themes:

Sustainability performance

We aspire to be a sustainability leader in the development and management of commercial and residential buildings. Cbus Property’s sustainability program has been integrated systematically into the way we manage our assets. We use a portfolio wide approach to set standards and targets, and rely on our experienced onsite management teams to implement our sustainability program and achieve the highest sustainability standards.

  • NABERS* Water 4.9 stars portfolio rating
  • NABERS1 IEQ 5.4 stars portfolio rating (49% coverage)
  • NABERS1 Waste 3.9 stars portfolio rating (34% coverage)
  • Achieved GRESB score of 97/100, ranking us 2nd globally of all participants
  • Achieved a 5% reduction in carbon intensity#
  • Achieved a 3% reduction in energy intensity#
  • 51% of waste was recycled at our assets
  • 320,000 kilowatt-hours of renewable electricity was generated by onsite solar PV systems

Innovation

We continually seek creative solutions to all aspects of our buildings’ operational, aesthetic and occupancy elements, actively driving the innovation process to absorb any new available technology or occupancy trends to accommodate not only the performance requirements of the Cbus Property brand, but also those occupancy expectations of our tenants. This ensures that Cbus Property is delivering the places of the future for our office and residential occupiers.

Sustainable design

We scrutinise each project completed by Cbus Property to look at which design initiatives produce the best outcomes, and what can be improved. This process of improvement is applied to our existing development pipeline to ensure every advantage is gained on behalf of every future development.

A 5 Star NABERS rating was once an aspirational goal but today we are seeing a 6 Star NABERS rating as becoming the new benchmark. As technology, design and management expertise continue to evolve, Cbus Property will continue to lead the industry in sustainability developments. For all of our commercial projects, we strive to achieve a minimum 5 star Green Star Design & As Built certification, 5.5 star NABERS Energy design and Gold WELL certification — however, our commitment to excellence means we are constantly exceeding these minimum standards.

Cbus Property applies an outwards-looking approach to manage its sustainable design challenges and performance risks, embedding sustainability into every facet of our development business to produce a range of innovative design practices, such as:

  • Orientation-influenced building design;
  • Low heat load façades;
  • Post-project completion design reviews;
  • Modular micro tri-generation plants;
  • Adaptive VSDs and smart pumps in plant and equipment;
  • New world lighting solutions; and
  • Super web smart metering portfolio platforms.

Management innovation

As an integral part of our developments, Cbus Property aligns our management teams with our development teams during the design and development process to ensure that all the operational and post-completion sustainability expertise are applied to each new design. This allows every possible enhancement of value to be applied to not only the design, but also the manner in which the buildings will be ultimately managed.

Cbus Property encapsulates sustainability innovations within all aspects of the management of our buildings, including:

  • Whole building tenancy sustainability conferences; 
  • NABERS occupancy meetings established during construction; 
  • Green building lease and fitout documentation;
  • Pre-completion management fine-tuning;
  • Carbon neutrality programs; and
  • Maximising renewable energy opportunities.
